New Build Loft Boarding with LOFT-E System

All new build houses today have lofts that must conform to building regulations and government recommended loft insulation heights.

The LOFT-E® system has been designed to solve two problems when planning on boarding your loft for storage.

Firstly, boarding directly on top of your loft insulation is incorrect. Squashing or having to remove the existing loft insulation should never be done. Building above the insulation is now possible by using a product that is designed to last a lifetime. The LOFT-E® raised loft floor system can not only raise the loft floor platform above the insulation level, but it can also account for variations in joist height using the specialist adjustable legs where needed.

Secondly, a problem that plastic products face in a loft are the consistent temperature changes, plastic softens during the heat of summer and therefore has the potential for the legs to buckle and the storage floor to collapse. This can also happen in the cold of winter with the legs getting so cold that they can become very brittle and can have a tendency to fracture, again leaving you with the same problem. Hence why we chose 100% recyclable steel.

New Build Frequently Asked Questions

Are you able to board your loft in a new build home?

The answer is yes! Having it done correctly will be perfect for storing items in your loft

Will boarding my loft void my NHBC warranty?

One of the most common questions we get asked is “Will boarding my loft void my NHBC warranty?” The answer is NO it will not affect your warranty as long as it is installed correctly.

There are several reasons your builder may say otherwise with the following reasons:

  • It will squash the insulation – this is not true.
  • The roof trusses are not strong enough to carry the extra weight – roof structure is strong enough.
  • It will cause damp – this is not true if done correctly with a raised loft boarding system like ours.
  • It will invalidate your NHBC warranty – correctly fitting loft boards using one of our raised floor systems will not affect your warranty.

How much weight can a new build loft take?

New houses constructed with loft hatches, built to British Standards are designed to carry 25kg per square metre of permanent load and 180kg per square metre of temporary load. Our floors are designed to hold more capacity than this. But we recommend sticking to this capacity.

Will Professional Loft Boarding Void My NHBC Warranty?

NO - When installed correctly with our LOFT-E® system, your NHBC warranty remains fully valid.

The NHBC (National House Building Council) warranty covers structural defects for 10 years. Professional loft boarding using raised floor systems like our LOFT-E® does not affect this warranty because:

NHBC Compliance Checklist

  • No insulation compression: Maintains full effectiveness
  • No structural modification: Original roof structure unchanged
  • Maintains ventilation: Airflow pathways unobstructed
  • Load compliance: Within 25kg/m² limits
  • Professional installation: Certified technicians
  • Full documentation: Installation certificates

Why Builders May Discourage Loft Boarding

New build sales teams often discourage loft boarding for several reasons:

  • Liability concerns: They want to avoid any post-sale issues
  • Lack of knowledge: Unfamiliarity with modern raised floor systems
  • Misinformation: Outdated understanding of loft boarding methods
  • Additional sales opportunity: Some builders offer their own (often inferior) loft packages
NHBC Official Statement

"Storage platforms in roof spaces are acceptable provided they are installed correctly and do not compromise the structural integrity or thermal performance of the building."
